OUR SERVICES

Advisory:

  • Our experienced team’s breadth of skills extends beyond the often-touted consultancy works, extending into solar benefits after having being instrumental in the review and impending implementation into a number of shopping centres including Floreat Forum.

  • We have a clear mantra regarding safety on all our projects, that “If we see it, we own it” and hence strive to make all work places a better and safer environment.
     

Project Management:

  • Coordinate the briefing, appointment and management of consultant teams in accordance with the budget and programme requirements.

  • Contract Tendering and cost management/budget control.

  • Acting as the Principal’s representative in the Tendering, award and documentation of construction contracts as well as attending site meetings, supervision of works and reporting on variations where applicable.

  • Managing the construction team, including builder and design and related consultants through the works.

  • Prepare monthly progress reports monitoring the performance of the Project Contractor and Design Consultants.

  • Confirm Quality Assurance Procedures are being implemented by Contractors.

  • Pursuing Certificates of Occupancy, approval clearances and the issuing of titles.

  • Liaising, briefing and providing direction to financiers, selling agents, investors or other stakeholders as required by the client.

  • Contract administration.

 

Facilities Management:

  • Daily management of all areas of Clients assets including electrical, fire, hydraulic, lift and mechanical services.

  • Preparation of capital expenditure (Capex) budgets and forecasts for assets.

  • Risk assessment and management.

  • Sustainability and alternative energy (solar) implementation.

  • Tenancy fitout and upgrade management (refer Tenancy Fitout and Coordination below).

  • Control and management of insurance claims.

 

Leasing:

  • With respect to all retail and office assets that Hughes Advisory provides leasing consultancy services, the main aim is maximizing the return on investment of the property through its efficient performance.

  • Understanding the needs of the tenants from their initial fit out and start-up, to responding to their requests, monitoring their activities as regards the lease requirements, continually assess the tenants' satisfaction as regards the property's amenities versus those of competing for rental properties in the area.

  • Manage the required National Australian Built Environment Rating (“NABERS”) systems and BEEC (“Building Energy Efficiency”) Certificates.

  • Oversee and manage the tenant mix and requirements both within the given property, but also sector and competing area.

  • Be the main point of contact for lease and tenant negotiations with respect to leases.  This process also includes leasing documents, incentives, fitout contributions and the like.

  • Provide regular financial reporting to the owners based on a transparent understanding of financial statements, profit, and loss, income taxes and budgeting.

 

Tenancy Fitout and Coordination:

  • In collaboration with the Client, define the basic requirements for tenant’s design and shop fitting constraints.

  • Provide a clear guide and details of the design and approval process to be followed by tenants prior to commencement of any fitout works.

  • Prepare a scope of works and Tender the required fitout works.

  • Negotiate and engage the successful Tenderer for the works and subsequently manage them through the works.

  • Upon completion of construction, undertake the handover process with the tenant to ensure that the expectations of the Client and tenant are both met.

  • Management of any fit-out works required as per the AFL and/or Build Contract.

 

Superintendent Services:

  • Oversee the preparation of information for contract negotiations with the Client’s preferred contractor including Tender conditions, conditions of Contract, insurance requirements, contractor’s responsibilities, project details, scope of work, drawings, specification, programme showing earliest/latest start and completion dates together with key milestones.

  • Assist the Client in final negotiations and in arranging for the execution of the Contracts for construction.

  • Monitor through initial receipt and periodic review that insurances and contract/safety management plans required are in place and obtain copies of appropriate certificates.

  • Arrange for the execution of the construction Contract between the Client and the Contractor.

  • Attend and chair the construction start-up meeting and all subsequent site meetings as required.

  • The management of all design sub-consultants (i.e. response to RFI’s etc…).

  • Monitor Contractor adherence to their published construction programme and implement corrective action when required in the event of non-conformance.

  • Manage the Design Team, including review of documentation and expediting the provision of documentation to the Contractors to prevent delay to the Construction Programme.

  • Assess Extension of Time claims and advise outcomes.

  • Manage negotiations with Contractor in relation to finalisation of accounts.

  • Monitor that delivery by the Contractor of all warranties and operations manuals occurs prior to granting Practical Completion in a format agreed with the Principal.

  • Facilitate the release of the occupation permit with input from the BCA consultant.

 

Contract Administration:

  • Manage and assist with all areas of the day to day administration of project contracts, including but not limited to all areas of cost (quotes, claims, variations etc…), document and information request and programme adherence.

  • Provide regular progress reports on all areas of the project to the Client team.

  • Ensure all areas of quality assurance and health and safety are observed.

  • Monitor & Control the Contract Programme by means of alerting resources as to their responsibilities and outcomes based on progress being made.

  • Assist with monthly progress claims based on submitted and agreed contract payment schedule.

 

Independent Certifier:

  • Oversee the development works on behalf of the Client and/or stakeholders, offering transparent advice on all aspects from construction costs, programme and adherence to the Contract documentation.

  • Monitoring adherence to any Agreement For Lease (“AFL”) requirements (if applicable).

  • Confirmation that works are constructed in accordance with the approved Development Application (“DA”), Build Permit and executed Building Contract.
